Preparing To Sell Your Home

     It is preferable to properly prepare your home before listing it for sale. All homes will eventually find a buyer no matter what, but if you prefer not to wait around for months to receive an offer, do the necessary "little touches" that will help sell your home in the least time and at the best possible price. Of course some of the fix-ups will require up front expense , such as painting, refinishing worn woodwork, cleaning the carpets and repairing broken fixtures and appliances. Other little eye-pleasing improvement may cost absolutely nothing, but with a little elbow grease and time, it will make a big difference in getting a sale.


Outdoors

  • Trim the lawn and shrubbery and cultivate the flowerbeds. Keep toys, bicycles and etc. neatly put away and out of sight.

  • Put a flower pot on the front doorstep.

  • Fill the potholes in the driveway and reseal it. Remove the grass from cracks.

  • Make the outdoor furniture is clean and not rusted.

  • Clean out the garage of everything possible except the cars.

  • Fix the doorbell and oil the door's squeaking hinges.

Indoors

  • Clean everything inside and out. If repainting, use only light neutral tones.

  • Shampoo carpets, wash windows, clean blinds, and vacuum or dry draperies.

  • Remove clutter out of closets and cupboards.....make them appear roomier.

  • Arrange furniture so that traffic can flow easily from one room to another.

  • Eliminate an overcrowded cluttered look. Create a look of spaciousness. Add plants for warmth.

  • Keep draperies and blinds open to admit as much light as possible. Light the entire house especially the hallways and dark corners.

  • Make the kitchen appear warm and welcoming. Keep the sink, counters, and stove tops sparkling clean. Remove all possible items from counter tops so that the room will appear larger. Organize the cupboards. " Don't forget to clean out the oven."

  • Remove any and all offensive odors. Air out home and use a pleasant
    smelling deodorizer.

  • Remove debris (dust , bugs, etc.) from all light fixtures, especially ceiling fixtures.

  • Keep bathrooms scrubbed and personal items out of sight. hang matching towels.

Prior to Closing 

  • Calls to Make.

  • Moving Company.

  • Telephone Company.

  • Cable TV.

  • Electric Company.

  • City Sewer/Water.

  • Internet Provider.

  • If rural, have propane tank reading 3 days prior to closing for charge to buyer.

  • Leave garbage bin and recycle bin on property ~ Call Garbage company.

 

Reminders

  • Leave all owner’s manuals on counter for buyer

  • Clean entire home prior to closing.

  • Fill and paint all nail holes.

 

Closing Day

 

  • Bring a picture ID for each seller i.e. Driver’s License.

  • Bring a list of your previous addresses from the past 10 years.

  • Bring your checkbook.

  • Bring all keys and garage door openers.
